MARKETING PLAN

These steps, time tested by David Richardson in hundreds of West Side transactions, have proven themselves in successful sales:

  • Your home will be placed on the Multiple Listing Service. Through network links and printed weekly publications, more than 14,000 local realtors will immediately know that your home is for sale.
  • A 'For Sale' sign will inform the public that your home is on the market. More than 50 per cent of purchasers find new homes after seeing For Sale signs.
  • Photos will be taken, a floor plan drawn, your home will be listed on my web site--click on Properties for examples.
  • If advertising is required, it will be placed in the Vancouver Sun and Province--the Lower Mainland's most efficient advertising choice
  • An Agents Open House will be held one morning between 10 and noon to permit other agents working in the area to view the interior of your home. This will prevent unnecessary showings to potential purchasers. It will also create greater general awareness of the details that potential buyers need.
  • I will contact all purchasers who have viewed My Other Listings over the past weeks but have not yet purchased. These are serious prospects.
  • I will contact all realtors currently showing My Other Listings to announce that your property is available. These realtors are also aware of the most serious buyers looking for a property.
  • If they are required, minor costmetic changes to your home will be suggested to maximize the selling price.
  • All showings will be By Appointment Only with 24 hours notice OR Public Open Houses on Saturday and Sunday 2-4pm or 12-5pm. (It is up to you).
  • There will be only one showing time on any given day--with advance notice. This will permit multiple groups of purchasers to view your property at the same time. This helps promote multiple offers, assuring top selling price.
  • Once an offer is written, I will make arrangements to discuss it with you in private. You do not have to respond immediately, you may take as much time as you require to decide--discussing it with others if you wish.
  • Moving out dates are flexible. One month or six, it's up to you.
  • Any documentation required by banks, lawyers etc. is automatically distributed by my office.
  • If you are purchasing another property, please call me and I will make arrangements to explain what is involved in searching for and negotiating the best possible price for your new home.
